This program requires you to enter into an Exclusive Buyers Agency Contract for 90 days and is designed to find you a suitable home in the shortest possible time.
I guarantee that it will work and I will give you the right to cancel our agreement at any time if it doesn't meet your expectations. Here's how it works: 
STEP 1
Together we will go over ALL MLS listings
meeting your criteria and make a customized
album as per your choosing. This is a very
time efficient search and we can typically
cover up to 100 listings in less than an hour.
STEP 2
Together or on your own, drive by selected
listings and choose which ones you would like to view. This is also a very
efficient way of knowing the area and what type of listings and prices are
available. Typically, you will have less than 10 to view.
STEP 3
We will now view your selected homes and spend about 15 minutes for each
home. That way you can view up to 8 homes in about 2 hours. You will likely
find one or two that stand out and we will than go back to these for a longer
viewing.
STEP 4
In the event that you can not find a suitable home by following the 3 steps
above, then the next step will be a combination of the following:
- search expired listings
- search all For Sale By Owner listings
- place you on my MLS AUTO Search which will notify me every time there is a new listing meeting your criteria
STEP 5
After physically viewing a number of homes and finding one (or more) to your
liking, I will assist you in determining the fair market value and working out
an offering strategy. As your Agent, my job is to help you negotiate the
lowest possible price, but at the same time, not "insulting" the seller with a
ridiculously low offer. I will then prepare this on your behalf and thoroughly
explain all the provisions and 'subject to' clauses including the "fine print".
